Mountain Resorts’ Continuing Growth – hit for the 2nd Quarter

Land Title is a local company within Colorado and has been in business since 1967. To help partner with our customers and local communities, we’d like to share some valuable information on the real estate market in seven of our Colorado mountain communities of Aspen (Pitkin County), Breckenridge (Summit County), Steamboat Springs (Routt County), Glenwood Springs (Garfield County), Winter Park (Grand County), and Vail (Eagle County) and Telluride (San Miguel County).

2015 Second Quarter Highlights from the Seven Counties:

    • Buyer Profile: 48.5% local, 22.66% Front Range, 28.02% Out-Of-State, .82% international
    • All counties saw an increase in real estate transactions over 2014 second quarter numbers with Summit with the largest increase at 41.0%
    • Average residential price up slightly in Garfield, Grand, Routt and Summit counties. Top county was Grand with a 6.20% increase.
    • In gross volume sales, Pitkin county saw the biggest increase at 41.81%

 

  • All counties are seeing an increase in new construction with San Miguel having the largest percentage of their gross volume come from new construction at 18.19%.

Eagle County

Eagle County:

    • Median Residential Price up 2.08% from LY numbers
    • Gross Sales Volume up 4.77% from LY numbers
    • Average Residential Price down 12.61% from LY numbers
    • Real Estate Transactions up 13.19% from LY numbers
    • Buyer Profile: 51.23% local, 17.74% front range, 29.64% Out-of-State, 1.40% international

Garfield County

Garfield County:

    • Median Residential Price up 6.14% from LY numbers
    • Average Residential Price up .02% from LY numbers
    • Gross Sales Volume up 2.51% from LY numbers
    • Real Estate Transactions up 22.9% from LY numbers
    • Buyer Profile: 87.99% local, 3.5% Front Range, 8.36% Out-of-State, .15% international

Grand County

Grand County:

    • Median Residential Price down 17.17% from LY numbers
    • Average Residential Price up 6.20% from LY numbers
    • Gross Sales Volume up 3.95% from LY numbers
    • Real Estate Transactions up 25.51% from LY numbers
    • Buyer Profile: 28.26% local, 57.78% Front Range, 13.95% Out-of-State, .0% international

Pitkin County

Pitkin County:

    • Median Residential Price down 15.73% from LY numbers
    • Average Residential Price down 19.34% from LY numbers
    • Gross Sales Volume up 41.81% from LY numbers
    • Real Estate Transactions up 13.74% from LY numbers
    • Buyer Profile: 57.22% local, 2.28% Front Range, 39.24% Out-of-State, 1.27% international

Routt County

    • Median Residential Price up .70% from LY numbers
    • Average Residential Price up 1.34% from LY numbers
    • Gross Sales Volume up 3.75% from LY numbers
    • Real Estate Transactions up 11.57% LY numbers
  • Buyer Profile: 48.3% local, 11.22% Front Range, 40.31%   Out-of-State, .17% International

San Miguel County

    • Median Residential Price up 2.15% from LY numbers
    • Average Residential Price down 1.51% from LY numbers
    • Gross Sales Volume up .8% from LY numbers
    • Real Estate Transactions up 15.96% from LY numbers
    • Buyer Profile: 36.32% Local, 2.56% Front Range, 58.12% Out-of-State, 2.99% International

Summit County

Summit County:

    • Median Residential Price up .13% from LY numbers
    • Average Residential Price up 5.61% from LY numbers
    • Gross Sales Volume up 36.59% from LY numbers
    • Real Estate Transactions up 41% from LY numbers
    • Buyer Profile: 31.04% local, 39.32% Front Range, 28.74% Out-of-State, .90% International
