Neighborhood: Telluride Ski Ranches
Telluride Ski Ranches is a subdivision that was approved by San Miguel County in the early 1970s. It is a neighborhood of approximately 200 properties with about 75% of them built out. The neighborhood is adjacent to Mountain Village and is characterized by larger 1- to 2-acre private wooded parcels. This enclave has unique characteristics. First, it is close to Mountain Village – 5 minutes to the market, gondola and ski area, and Telluride is just 15 minutes away. Secondly, Ski Ranches offers equestrian, hiking and mountain biking trails. Some residents even access the Telluride ski area on skis or snowshoes from the locale. It is also unique because the subdivision has a relatively wide array of architectural styles ranging from original condition 1970’s design to state of the art 21st-century appeal.
The area is serviced by municipal water provided by the Mountain Village with each home on a private septic system. There are two paved access roads in close proximity to all of Telluride’s conveniences making this an ideal location for both locals and second homeowners. For those in the know, Ski Ranches is often viewed as a value alternative to Telluride or Mountain Village because of a lower (2%) real estate transfer tax assessed to buyers who purchase property in the neighborhood, the architectural standards are less stringent and the average home prices are considerably less than Telluride, Mountain Village, Aldasoro and other nearby areas.
