Turkey Creek Mesa
Turkey Creek and Deep Creek are two stunning mesas close to the town of Telluride and the Telluride Ski Resort. While they both have unbeatable views, there are also some major differences that homebuyers should be aware of.
Turkey Creek Mesa is home to the Ski Ranches subdivision. Ski Ranches is a neighborhood consisting of about 210 home sites. Originally platted in the early 1970s, most of the home construction occurred in the 1980s. Currently, Ski Ranches is approximately 85% built out, with about 30 vacant parcels remaining. It is a fabulous, mature neighborhood directly adjacent to Mountain Village with great connectivity via a trail system and a 3 mile drive to Mountain Village and the ski area. Ski Ranches offers great value and proximity for the Telluride area. Current home values are about $2M – $3M depending on home size and level of remodel.
There are a handful of additional neighborhoods on Turkey Creek Mesa, such as West Meadows, The Preserve, Elk Run and Raspberry Patch. They vary in levels of quality, are a little bit higher luxe and are more on par with a property in Mountain Village.
Deep Creek Mesa
Aldosoro Ranch is the most distinct neighborhood on Deep Creek Mesa. It boasts large, sweeping vistas, all day sun, rolling hills, wide open 270° views of the Telluride area. It’s a little bit higher end, in terms of the HOA and offers a deed restricted section that many locals call home. Aldosoro is about a 15 minute drive to the town of Telluride as well as to Mountain Village. Lot size is about 3 acres and land values are approximately $600K – $1M. The average home price is in the $4M-$6M range. Aldosoro is a fabulous neighborhood with a good mix of locals and second homeowners.
Deep Creek Mesa also has some additional subdivisions including The Meadows at Deep Creek, the Last Dollar subdivision, Gray Head (which is on par with West Meadows), Golden Ledge and other 35 acre parcels. Deep Creek offers some remarkable topography and merges into Last Dollar Mesa and Hastings Mesa.
